Proposed Amendments to the City's Zoning and Subdivision Ordinances

The City of Southlake Planning & Zoning Commission will be considering updates to the Zoning Ordinance and Subdivision Ordinance at their meeting on September 7, 2017.

The proposed amendments to the City's Zoning Ordinance No. 480, as amended, will clarify certain areas in the ordinance where staff has identified deficiencies, such as:
  • Clarify "Lot Coverage" for accessory buildings and structures in residential districts; 
  • Clarify that the cumulative maximum area permitted for detached residential accessory structures includes all structures having a roof;
  • Address provisions and setbacks for structures other than buildings, such as outdoor kitchens, fireplaces, fire pits, etc.;
  • Add language about flag poles to the Accessory Uses section;
  • Clarify minimum setbacks for detached residential accessory buildings and structures within certain districts;
  • Revise the process for entitlement and other requirements related to portable buildings;
  • Correct references within the Zoning Ordinance; and,
  • Address a Tier 1 Southlake 2030 Mobility Master Plan recommendation, proposing a change to the minimum sidewalk width requirement for certain developments from 4' to 5'.
The proposed amendments to the City's Subdivision Ordinance No. 483, as amended, would:
  • Remove exemptions to sidewalk requirements for single lot residential subdivisions; and,
  • Change the minimum required sidewalk width in certain developments from 4' to 5' to be consistent with the proposed amendment to the Zoning Ordinance.

  • Planning & Zoning Commission Public Hearing - September 7, 2017
  • SPIN Town Hall Forum - September 12, 2017
  • City Council 1st Reading - September 19, 2017
  • City Council Public Hearing - October 3, 2017
